Required disclosures about our service, financing, and how our text-message program works.
1. SMS messaging program
Program name: BuyHome9 Buyer Updates.
By submitting a buy box on this site you provide express written consent to receive recurring informational and promotional text messages from BuyHome9 at the mobile number you provided. Messages may be sent using an automatic telephone dialing system or pre-recorded technology. Consent is not a condition of any purchase or service.
Frequency
Message frequency varies based on your activity, the inventory in your area, and the matches we generate for you โ typically 0 to 10 messages per week.
STOP / HELP
- To stop receiving texts, reply STOP to any of our messages. You will receive a confirmation text and no further messages.

Costs
Message and data rates may apply, depending on your wireless carrier and plan. You are responsible for any such charges. BuyHome9 does not charge a fee to receive these messages.
Carriers
Supported carriers include AT&T, T-Mobile, Verizon Wireless, Sprint, Boost, U.S. Cellular, MetroPCS, Cricket, and most other major U.S. carriers. Carriers are not liable for delayed or undelivered messages.
Privacy
Phone numbers collected for SMS purposes are not sold or shared with third parties for marketing. See our Privacy Policy for full details.
2. Real-estate & brokerage disclosure
BuyHome9 is a buyer-matching service. We are not a licensed real-estate broker, agent, or salesperson in any state. Any closing on a property matched through our service is handled by licensed third parties โ typically a title company or closing attorney in the state where the property is located.
We do not represent buyers or sellers, do not negotiate on your behalf, and do not have a fiduciary duty to you. We strongly recommend you engage a licensed real-estate professional and an attorney before signing any purchase agreement, deed, or note.
3. Financing disclosure
BuyHome9 is not a mortgage lender, mortgage broker, or financial institution. Seller-financing terms โ interest rate, down payment, balloon date, term length, and any other provisions โ are negotiated directly between you and the seller.
Seller financing carries unique risks not present in traditional mortgage transactions, including (but not limited to):
- Higher interest rates than conventional financing.
- Balloon payments that may require refinancing.
- Title and lien-priority considerations, including the underlying mortgage on the property if any.
- Due-on-sale clauses in the seller's existing mortgage that could be triggered by certain transaction structures (including subject-to).
- Limited consumer protections compared to bank-originated mortgages.
You should review proposed terms with a licensed attorney and a tax professional before closing.
4. No credit check
Browsing our service and submitting a buy box does not result in a credit pull, and does not affect your credit score. Sellers or third parties may run credit checks as part of their own underwriting after you've expressed interest in a specific property โ that is between you and them.
5. No guaranteed outcome
We do not guarantee:
- That any match will result in a closed transaction.
- Specific interest rates, down payment amounts, or terms.
- Approval by any seller, lender, or closing party.
- Property values, appreciation, or rental performance.
6. Fair housing
We comply with the federal Fair Housing Act and applicable state and local fair-housing laws. We do not facilitate discrimination on the basis of race, color, national origin, religion, sex, familial status, disability, or any other protected class.
7. Investor disclosures
Some matches involve investment property. Real-estate investing carries risk of loss, including loss of principal. Past performance is not indicative of future results. Investors should perform their own due diligence and consult licensed advisors. BuyHome9 does not solicit, offer, or sell securities.
8. Email opt-out
Every marketing email we send includes an unsubscribe link. You can also reply with the word UNSUBSCRIBE or email us at coltonarmstrong.ca@gmail.com to opt out. We will continue to send transactional emails (account, security, transaction-related) unless you delete your account.
